Delavan Lake 2024 Real Estate Summary

     Limited inventory was the key theme in Delavan Lake Property sales for 2024.  Excluding the new condominiums at the Lake Lawn Resort, there were 42 lake access homes sold in 2024 with nine of them having private lake frontage.  This compares to 55 lake access homes sold in 2023 and 10 lakefront properties.

     The lake access homes had a starting price of $70,000 for  a heavily damaged two-story in the Delavan Highlands and increased to $1,175,000 for a well-maintained four-bedroom with a shared pier off of Robbins Road on the south side of the lake.

     Lakefront sales started at $832,500 for a four-bedroom walk-out ranch on Blue Heron Drive (Delavan Outlet), and progressed to $4,400,000 for a magnificent $10,000 square foot home on 200 feet of South Shore frontage.  This was the most expensive single family home sold on Delavan Lake.

3307 South Shore was the most expensive sale at $4,400,000.



     Currently, there are eight lake access homes available for sale compared to 12 last year at this time.  Only two are lakefront properties.  Prices for lake access homes start at $189,000 for a two-bedroom in the Delmar Subdivision on the south side and go up to $3,199,000 for a North Shore four-bedroom with 113 feet of lake frontage.

     Lake access condo sales increased to 34 units in 2024 compared to 28 in 2023.  The main increase was due to the new Lake Lawn development where prices topped out at $1,887,750.

    There are 21 lake access condos on the market compared to 10 at this time last year.  16 of these units are in the Lake Lawn Resort with a mix of condo/hotel rooms and new construction Harbor Club units
