Delavan Lake, WI 3Q Update

 

Real estate sales around Delavan Lake were higher for the first three quarters of 2024 compared to last year.  For the first nine months of the year there were 44 lake access homes sold compared to 33 in 2023. The increase was entirely due to sales of new construction homes in the Lake Lawn Harbor Club development.  There were only six lakefront properties sold this year compared to eight last year. In the condo market, there were 15 lake access condos sold year-to-date compared to 22 last year.

Prices of lake access homes ranged from $70,000 for a tear-down in the Delmar Subdivision to $1,348,480 for a four-bedroom new construction in the Lake Lawn Harbor Club.  Lakefront homes sale prices started at $832,500 for a four-bedroom on the Delavan Outlet and rose to $2,039,725 for a five-bedroom Colonial on 60 feet of North Shore frontage.

Currently there are 17 lake access homes listed for sale with seven being in the Lake Lawn development. The price ranges are $189,900 for a two-bedroom in the Delmar Subdivision to $1,995,000 for a Lake Lawn unit. There are seven lakefronts for sale starting at $920,000 and graduating up to $5,200,000 for a 10,000 square foot home on 200 feet of South Shore lakefront. For lake access condos, there are currently 21 units available ranging from $44,900 to $479,900.

The best value lake access home is in the Viewcrest Subdivision on the west end of the lake. This three-bedroom home has a number of updates and a boat slip across from the property.  It is available for $385,000.

The best value for a lake access condo is located at 2150 Jefferson Lane.  This three bedroom has access through the Geneva Landings complex that includes a boat launch, outdoor pool and fitness room. The unit is priced at $345,000.

The best value for a lakefront home is 2348 North Shore Drive.  This four-bedroom ranch is priced at $2,300,000 and sits on 50 feet of level North Shore frontage with spectacular views of the center of Delavan Lake.
