Delavan Lake, Wisconsin 2024 Real Estate Update

 

Delavan Lake, Wisconsin property sales continue to be consistent with well-priced homes selling quickly and inventory of both Lakefront and Lake Access Homes in short supply.

For the first six months of 2024, there were three lakefront homes sold and 28 homes with lake access  sold.  The lake access homes were bolstered by sales of the new Lake Lawn Harbor Club development which saw prices range from $822,192 to $1,249,234.  These units share access to the water, but do not have a dedicated boat slip.  The three homes with a dedicated boat slip and their own private frontage sold at prices that ranged from $920,000 to $1,525,000.

During the first half of the year, there were 11 condos sold with lake access.  Of these sales, three were condo/hotel rooms that cannot be lived in full time.  Those sales ranged from $59,900 to $175,000.  The standard full-time condos ranged from $210,000 for a one-bedroom unit in the Delavan Club to $485,000 for a Geneva Landings three-bedroom garden unit that included a large storage garage along with a one-car detached garage.

Currently, there are 17 homes with lake access for sale around Delavan Lake.  Prices range from $105,000 for a cottage in the Delmar Subdivision off of South Shore to $649,000 for a four bedroom ranch in the Highlands Subdivision.  There are also six units for sale in the Lake Lawn Harbor Club complex.  Those units range from $692,990 to an astounding $2,250,000.  The two million dollar home is a million dollars more than similar units that sold earlier this year.  True lakefront homes are limited to five offerings.  These range from $899,000 to $5,500,000 for a 10,000 square foot estate with 200 feet of lakefront and 4.62 acres of land.

For lake access condominiums, there are 13 units available for sale.  Five of these are regular full-time condos that range from $355,000 to $509,999.  Eight of the condos listed are condo/hotel rooms that cannot be lived in full time.  They are priced from $38,000 to $164,900.

The best value on Delavan Lake is currently located at 2140 Blue Heron Drive.  This four bedroom walk-out ranch features 104 feet of private frontage on the Delavan Outlet, an expansive open-concept kitchen/living area and an attached 3-car garage.

  The first half of 2022 showed a drop in Delavan Lake real estate sales from the prior year due to a lack of inventory. For the first six months of 2022, there was only one lakefront sale compared to eight in 2021.   For lake access properties, there were 19 homes sold in 2022 while there were 25 sold the prior year. Top Five Lakefronts On Delavan Lake, WI

Delavan Lake First Quarter Real Estate Sales

     Delavan Lake Real Estate Sales were slow again in the first quarter of 2022. Low inventory of single family homes pushed many buyers to purchase condo/hotel options and lack of inventory left many on the sidelines.       For the first quarter, there were six single family homes sold with lake access and five condos sold. There was not a single lakefront home sold during the first quarter.       Sales of lake access properties ranged from $96,000 for a two bedroom cottage in the Delmar Subdivision off of South Shore to $580,000 for a large two bedroom in Assembly Park on the North Shore. The Assembly Park property had excellent views and a large deck overlooking the water.       Condo sales ranged from $53,000 for a double queen condo/hotel suite in the Lake Lawn Resort to a three bedroom waterfront condo in the Delavan Club that sold for $330,000.
