Delavan Lake Sales Summary for 2025

A shortage of homes available was again the theme for Delavan Lake property sales in 2025. There were only four lakefront properties sold in the last year compared to nine in 2024. For lake access properties, there were a total of 33 sold in 2025 and 42 sold in 2024. Sale prices last year ranged from $142,500 for a tiny three-bedroom off of the South Shore to $3,600,000 for a five-bedroom on 157 feet of prime South Shore frontage.
Currently there are only three lakefront homes for sale on Delavan Lake. Last year, there were only two at this time of the year. Prices for lakefront properties start at $750,000 for a small three-bedroom on 40 feet of frontage at the west end of the lake and graduate up to $3,350,000 for a four bedroom on 138 feet of frontage on the North Shore. The third lakefront is a four-bedroom on South Shore, in need of repair, listed for $2,100,000.
Lake access condos were also down year over year with 34 sold in 2024 and 30 sold in 2025. Prices ranged from $27,000 for a condo-hotel room in the Lake Lawn Resort to $515,000 for a three-bedroom in Delavan Gardens which is on the North Shore.
There are five condos with lake access currently on the market. All of them are condo-hotel rooms that limit the number of days that an owner can use them. The range from $43,900 to $199,900. For the first time in 20 years, there are no units available in either the Delavan Club or Geneva Landings.

  The first half of 2022 showed a drop in Delavan Lake real estate sales from the prior year due to a lack of inventory. For the first six months of 2022, there was only one lakefront sale compared to eight in 2021.   For lake access properties, there were 19 homes sold in 2022 while there were 25 sold the prior year. The only lakefront property to change hands was a five bedroom home on the South Shore that sold for $2,261,000.   The property had 95 feet of lake frontage and eight garage stalls. The only sale for the first half of 2022 was located on the South Shore of Delavan Lake The sales of lake access properties ranged from $96,000 for a two-bedroom cottage in the Delmar Subdivision on the south side of the water to $580,000 for a large two-bedroom home in Assembly Park on the north side of the lake with expansive views and deck space. Delavan Lake, WI 3Q Update

  Real estate sales around Delavan Lake were higher for the first three quarters of 2024 compared to last year.   For the first nine months of the year there were 44 lake access homes sold compared to 33 in 2023. The increase was entirely due to sales of new construction homes in the Lake Lawn Harbor Club development.   There were only six lakefront properties sold this year compared to eight last year. In the condo market, there were 15 lake access condos sold year-to-date compared to 22 last year. Delavan Lake 2024 Real Estate Summary

      Limited inventory was the key theme in Delavan Lake Property sales for 2024.  Excluding the new condominiums at the Lake Lawn Resort, there were 42 lake access homes sold in 2024 with nine of them having private lake frontage.  This compares to 55 lake access homes sold in 2023 and 10 lakefront properties.      The lake access homes had a starting price of $70,000 for  a heavily damaged two-story in the Delavan Highlands and increased to $1,175,000 for a well-maintained four-bedroom with a shared pier off of Robbins Road on the south side of the lake.      Lakefront sales started at $832,500 for a four-bedroom walk-out ranch on Blue Heron Drive (Delavan Outlet), and progressed to $4,400,000 for a magnificent $10,000 square foot home on 200 feet of South Shore frontage.  This was the most expensive single family home sold on Delavan Lake. 2140 Blue Heron Drive sold for $832,500 in 2024 3307 South Shore was the most ex...
