Delavan Lake Real Estate Sales off to Slow Start

Sales of Delavan lake properties are lower for the first half of the year and inventory continues to fall.  Prices of the waterfront homes have held steady, while the lake access homes have fallen to a bargain level due to some remaining foreclosures.

HOME SALES
For the first six months, there were four lakefront properties sold and 20 lake access properties sold.  Last year at this time, there were seven lakefronts sold and 15 lake access properties sold.  The lake access properties this year ranged from a $49,000 three-bedroom cottage in the Delmar subdivision to a newer $330,000 three-bedroom two-story along 90’ of Browns Channel.  The lakefront sales included a $500,000 three-bedroom cottage situated on 100’ of prime South Shore frontage and topped out at $950,000 for four-bedroom North Shore home on 102’ of frontage.

CONDO SALES
Delavan Lake condominium sales are down from last year.  There have been nine sales this year compared to 11 the prior year.  Sales ranged from three $17,000 condo/hotel units to a $285,000 three-bedroom, three-bath, two-story in the Delavan Gardens that included a boat slip and an attached two-car garage.

CURRENT MARKET HOMES
There are 71 single family homes on the market with lakefront or lake access on Delavan Lake.  This is down from 88 last year and 100 in 2012.  The lake access properties start at $74,900 for a three-bedroom foreclosure in the Highlands Subdivision and increase to $749,000 for a five-bedroom, four-bath home in the Belrock enclave along Delavan’s South Shore.  The association shares over 300’ of pristine frontage and each of the eight homes in the complex has a boat slip.  Lakefront homes on the main body start at $450,000 for a three-bedroom tear-down at the end Alpine Lane to $1,599,900 for a lakefront estate resting on 132’ of North Shore frontage that features five-bedrooms, lush gardens, private waterfall, and two four-car, heated, garages.

CURRENT MARKET CONDOS
In the condo arena, there are 18 units for sale, which is down from 24 last year.  The properties range from a $75,000 one-bedroom condo/hotel in Lake Lawn Resort to $299,000 for a three-bedroom two-story in the popular Delavan Gardens complex off of North Shore Drive. 

BEST VALUE CONDO
The best value for a condo on Delavan is located at 2232 Landings Lane.  Listed at $174,500, this one-bedroom unit is ready to enjoy with an open concept design, white brick fireplace, granite counters, and balcony overlooking the Delavan Outlet.  The complex features boat slips, an outdoor pool and exercise facilities.

BEST VALUE LAKEFRONT

The best value for a Delavan lakefront is located at 1522 Hiawatha Drive.  This three-bedroom home sits in a gentle bay on the North Shore, includes a three-car garage, expansive lake views and ample parking.  Listed at $799,000, this newly-built home is a great care-free starting point for the lakefront home buyer.
