Delavan Lake 3rd Quarter Summary



Delavan Lake property sales are up 17 percent this year compared to last.  Activity remains strong and viewings of listings show that there remains a healthy interest in area real estate.

HOME SALES

For the first nine months, there were 17 lakefront properties sold and 25 lake access properties sold.  Last year at this time there were only 12 lakefronts sold and 23 lake access properties sold.  The sold lake access properties ranged from a $53,000 two-bedroom dilapidated foreclosure in the Delmar Subdivision to a $250,000 dated three-bedroom ranch in Lakewood Estates that included a boat slip on the Outlet.  The lakefronts sales ranged from a $267,000 three-bedroom, one-bath remodeled home with 90 feet of frontage on Delavan Inlet to a $1,250,000 four-bedroom, five-bath property with an in-ground swimming pool and 100 feet of prime, level frontage on South Shore Drive. 

CONDO SALES

There have been 12 Delavan Lake condo sales so far this year compared to 11 last year.  Sales ranged from a $20,000 condo/hotel unit in the Delavan Lake Resort to a $234,900 two-bedroom, two-bath, walk-out Garden unit in Geneva Landings.

CURRENT MARKET HOMES

There are 89 single family homes on the market with lakefront or lake access on Delavan Lake.  This is the same number as last year at this time.  Prices of the offerings are lower, however, this year.  The lake access properties start at $68,000 for a two-bedroom teardown in the flood-prone area of Delavan Highlands Subdivision and increase to $419,000 for a four-bedroom, four-bath, beautifully maintained home in Windtree Acres with a boat slip on the North Shore.  Lakefront homes start at $150,000 for a one-bedroom retreat just off of Brown’s Channel and increase to $1,699,900 for a four-bedroom, five-bath remodeled English Tudor with 124 feet of level frontage on Delavan’s South Shore.

CURRENT MARKET CONDOS

If you are looking for a condo, there are 23 units for sale, which is down from 48 last year.  The reduction is due to units in Lake Lawn Resort being pulled off of the market.  The properties range from a $24,500 one-bedroom condo/hotel in the Delavan Lake Resort to $299,900 for a three-bedroom, three-bath unit in Delavan Gardens that includes a two-car garage and boat slip with lift on the main body of North Shore.

BEST VALUE CONDO

The best value condo is located at 1466 Delavan Club Drive.  Listed at $209,000, this two-bedroom, two-bath unit is priced ten percent below sales of similar units and has direct water views from a private balcony off the great room. The unit has a gas fireplace, deck, pier, boat launch, swimming pool, tennis courts and club house.  In addition, there is a detached one-car garage.

BEST VALUE LAKEFRONT

The best value for a Delavan lakefront is located at 2305 Lakeshore Drive on Delavan’s South Shore.  This two-bedroom deal is listed for $395,000 and includes two piers off of a concrete seawall, remodeled interior with wood floors, granite counters, master bedroom balcony and a secret sleeping space.
