Delavan Lake 2012 Real Estate Wrap Up


The 2012 Delavan Lake real estate market finished strong with December sales bringing numbers even with 2011 activity.

HOME SALES
For the entire year there were 20 waterfront properties sold which is the same number sold in 2011.  There were also 31 lake access homes sold in 2012 which was three more than last year.  The range of lakefront sales was $275,000 for a three bedroom, two bath home with 100 feet of frontage on the Inlet to a $1.3 million estate with 150 feet of prime North Shore frontage and four bedrooms, three baths, and 1.5 acres of neatly manicured land.  The range of lake access homes was $32,101 for a two bedroom foreclosure in Delmar to $480,000 for a modern three bedroom, four bath two-story with direct lake views in the Viewcrest subdivision.
The most expensive sale in 2012 was this $1.3 million estate.

CONDO SALES
There were 16 Delavan Lake condos sold in 2012 compared to 14 in 2011.  The range of sales was $30,000 for a foreclosed one bedroom Lake Lawn unit to $300,000 for a furnished three bedroom, three bath Delavan Gardens model with direct lake views and a boat slip.

CURRENT MARKET HOMES
The inventory of homes for sale has dropped from 76 last year at this time to only 60 this year.  For a lakefront property, the range is $164,950 for a two bedroom teardown on Browns Channel to $1.625 million for a North Shore estate with 221 feet of prime level frontage and an older four bedroom, four bath walkout ranch.  Lake access properties start at $65,900 for a two bedroom foreclosure in the Delmar Subdivision to $375,000 for a four bedroom two story in the Viewcrest subdivision.
The highest priced lakefront has 211 feet of North Shore Frontage

CURRENT MARKET CONDOS
Listed condo units also dropped with only 37 on the market now compared to 40 last year at this time.  Units range from a $43,500 one bedroom unit in Delavan Lake Resort to $279,000 for a one bedroom Lake Lawn Resort unit.

BEST VALUE LAKE ACCESS
The best value for a lake access property on Delavan is an updated two bedroom, one bath home in the Delmar Subdivision for $139,000.
The best lake access value features two bedrooms and back yard patio.

BEST VALUE LAKEFRONT
The best value for a Delavan lakefront is a completely remodeled $524,900 three bedroom, two bath retreat located on Fleming Drive off of Delavan’s North Shore.  This home is set for entertaining and enjoyment with a large lakeside patio, private beach and open concept design.

Over $40,000 in upgrades make this one bedroom the best condo deal.

Delavan Lake Sales Fall in First Half of 2022

  The first half of 2022 showed a drop in Delavan Lake real estate sales from the prior year due to a lack of inventory. For the first six months of 2022, there was only one lakefront sale compared to eight in 2021.   For lake access properties, there were 19 homes sold in 2022 while there were 25 sold the prior year. The only lakefront property to change hands was a five bedroom home on the South Shore that sold for $2,261,000.   The property had 95 feet of lake frontage and eight garage stalls. The only sale for the first half of 2022 was located on the South Shore of Delavan Lake The sales of lake access properties ranged from $96,000 for a two-bedroom cottage in the Delmar Subdivision on the south side of the water to $580,000 for a large two-bedroom home in Assembly Park on the north side of the lake with expansive views and deck space. Delavan Lake First Half 2023 Real Estate Update

      Sales of Delavan Lake properties remained constrained for the first half of 2023.    The lack of inventory was the main culprit along with home owners reaching for excessively high valuations.      For the first half of the year, we saw three lakefronts sold compared to only one last year.    Interestingly enough, the value of the one sold last year exceeded the total sales price of the three sold this year.      Lake access sales were equal with 19 homes being sold this year and 19 being sold last year as well.    The price range for lake access homes sold this year started at $124,000 for a small cottage in the Delmar subdivision and increased to $460,000 for a three bedroom ranch in the Ravenswood subdivision at the west end of the lake.    The home in Ravenswood originally listed for $545,000.      Lake Access Condo sales slowed to 13 in 2023 compared to 20 in 2022.    Units ranged from $43,400 for a condo/hotel room in the Lake Lawn Resort to $410,000 for a two bedroom condo
