Delavan Lake 2011 Summary


The lakefront market was very strong in 2011 with unit sales near record levels as prices fell along with the general housing market.

HOME SALES
For the full year, there were 20 lakefront properties sold and 28 lake access properties sold.  The least expensive lakefront sale was $325,000  for a three-bedroom home on the Delavan Outlet while the most expensive sale was $1,250,000 for a five-bedroom, four-bath estate situated on 1.47 acres on South Shore.  The lake access properties ranged from a $16,250 foreclosure in Delmar Subdivision to a $390,000 four-bedroom Victorian in Rockford Colony.   Last year, there were 13 lakefronts sold and 21 lake access properties sold.   In 2009 there were 11 lakefront sales.

CONDO SALES
The Delavan Lake condominium market mirrored the prior year.  There were 14 sales in both 2011 and 2010.  The sales ranged from $38,000 for a condo/hotel unit at Lake Lawn to a three-bedroom, three-bath Delavan Gardens unit for $300,000.

CURRENT MARKET HOMES
There are 76 single family homes on the market with lakefront or lake access on Delavan Lake.  This is up from 75 at the beginning of last year.  The lake access properties start at $79,500 for a two-bedroom, one bath home in Delmar Subdivision and increase to $499,000 for a three-bedroom home with a deeded boat slip and shared pier on the North Shore.  Lakefront homes start at $359,000 for a three-bedroom home on the Delavan Inlet and progress to $2,199,999 for a six-bedroom, North Shore property that has been on the market for over three years.

CURRENT MARKET CONDOS
There are 40 condo units available with lake access on Delavan.  This is down from 45 at the beginning of last year.  The properties range from a $34,900 one-bedroom condo/hotel in the Lake Lawn Resort to $319,900 for a three-bedroom unit on North Shore with a boat slip and 2-car garage.

BEST VALUE LAKE ACCESS
The best value for a lake access property on Delavan is a five-bedroom, three-bath raised ranch located off of North Shore.  Listed at $285,000, this home has private deep water boat slip, walk out lower level, enclosed deck, two fire places and attached two-car garage.

BEST VALUE LAKEFRONT
The best value for a Delavan lakefront is a four-bedroom, two-bath South Shore home on 120 feet of level frontage.  The home features a large lakeside deck, panoramic views, and a private pier.  Listed at $899,000, this home is selling for $200,000 less than the assessed value.

BEST VALUE CONDO
The best value for a lakefront condo is a one-bedroom, one-bath unit in Geneva Landings.  Listed for $184,900, the unit features laminate flooring, newer appliances, ceramic tile and a private deck.  The complex contains an outdoor pool, club house, boat slips, and a fitness room.
