Delavan Lake Real Estate Update

     The Delavan Lake real estate market picked up over the first nine months of 2019 compared to the previous year, but sales were still held back by the lack of inventory in all areas. LAKEFRONT SALES      Lakefront home sales for the first nine months of 2019 totaled 13 units compared to only seven sales for that time period in 2018.   Prices this year started at $270,000 for a cute two-bedroom on the Delavan Lake Inlet and topped out at $1.4 million for a distressed six-bedroom North Shore property that included 453 feet of frontage and 8.7 acres.   The North Shore property was initially listed for $3.3 million. Recently sold for $1.4 million, this Delavan Lakefront deteriorated over the years. LAKE ACCESS SALES      Homes with lake access on Delavan also saw increased activity with 2019 nine month totals coming in at 37 compared to 32 sales last year.   The homes ranged in price from $90,000 for a two-bedroom cottage in the Inlet Oaks Subdivision to $510,000

Delavan Lake Real Estate First Half Review

     During the first half of 2019, sales of homes around Delavan Lake, WI increased dramatically from the prior year with lake access properties taking the majority of the transactions.   For the January to June period, there were 29 sales of lakefront and lake access properties compared to only 17 by that time in 2018.   This was the highest unit total in four years.        The price range for the lake properties ranged from $87,500 for a three bedroom cottage in the Delmar Subdivision off of South Shore, to $750,000 for a four bedroom lakefront on 50 feet of North Shore frontage.      Sales of lakefront condominiums also saw a healthy increase as 16 units were sold in the first part of 2019 compared to 10 in 2018 and eight in 2017.   The majority of the sales were in the Geneva Landings complex.   Prices of condos sold ranged from $47,900 for a condo/hotel room in the Lake Lawn Resort to $350,000 for a three bedroom unit in the Delavan Gardens complex that included a private b

Why All The Little Windows?

     When first seeing the Delavan Lakefront home at 2316 North Shore Drive, many people ask the same question.  "Why do they have so many little windows?   The unique design, which has given the home the affectionate nick name of "The Birdhouse", occurred back in the early design process in 1989.  Back then, the owner of the property was meeting with an architect and wanted to create a home with a large "silo" feature on the lakefront side.    The design was to give more dramatic views from the top floor and allow natural light to pour into the great room and sun room.  A large front deck area was created to give plenty of room for entertaining and enjoying the lake views.      But why all the little windows?  Well, the owner of the property had two young daughters.  He wanted to involve them in the building and design process.  When he asked them what they wanted in their new lake house, the girls asked for lots of windows so they could see outside.

Delavan Lakefront Real Estate Summary for 2018

     Sales of Delavan Lake homes took a pause in 2018 as frustrated buyers could not find properties available for sale. The low level of inventory pushed prices of poorly maintained properties above the fair market value while more informed buyers hung on to their investment dollars.      For the total year, there were 15 lakefront homes that changed ownership on Delavan Lake.   This compares to 25 in 2017 and 10 in 2016.   Prices of homes on the main body that sold in 2018 ranged from $520,000 for a small south shore cottage on 60 feet of frontage to $1.85 million for a spectacular 6585 sq. ft. two story on level north shore frontage. North Shore Delavan lakefront sale in 2018 for $1,850,000.      Lake access homes were fairly steady with 45 sales in 2018 compared to 46 in 2017 and 52 in 2016.   Low inventory levels again played a factor as there were more buyers than sellers.   Prices of homes sold with lake access ranged from a three car garage in the Delmar Subdivision
